When are BREEAM indoor air quality testing and BREEAM noise surveys required?
BREEAM can be a requirement of local authorities, and also can be adopted by developers and end users as a means of demonstrating commitment towards a sustainable development, making projects more desirable.
Grades range from unclassified through to outstanding, depending on the number of credits awarded, with a higher grade indicating a more sustainable development.

Hea 02 - Indoor Air Quality
Our assessment services include applications for the following aspects of Hea 02 and corresponding credits:
- Element 1: Indoor Air Quality Plan (IAQP) - Production of a site-specific plan to minimise indoor air pollution during occupation of the development (1 credit).
- Element 2: Ventilation - A review of the proposed ventilation arrangements and associated alarm systems (1 credit).
- Element 3: Emissions from Construction Products - A review of the finishing materials proposed for use as part of the construction and fit-out works (1 credit).
- Element 4: Post-construction Indoor Air Quality Measurement - A programme of indoor air quality monitoring prior to occupancy of the development, including VOC Testing (1 credit).
Hea - 05 Acoustic Performance
A comprehensive noise survey and detailed sound insulation strategy report. This addresses the internal acoustic performance of the building or project, ambient indoor noise, external noise intrusion, mechanical services and reverberation times.
This assessment ensures that a building is suitable for its intended use, and that noise will not negatively impact end users.
Pol 05 Reduction of Noise Pollution
Our services include the assessment of plant noise such as external ASHPs and AC units that may negatively impact nearby buildings and people.
We can also assess noise levels from proposed developments for entertainment usage and can include recommendations for mitigations and ongoing monitoring.
What is BREEAM certification?
The Building Research Establishment Environmental Assessment Method (BREEAM) is a world-renowned assessment method for construction and infrastructure projects. The BREEAM framework is used to demonstrate work towards ESG and sustainability goals such as Net Zero, addressing health and social impacts, whole life performance and circularity of structures.
It can be used for new construction projects, in-use improvements and refurbishments, as well as infrastructure and civil engineering. Launched in 1990, BREEAM is a science-based methodology, with millions of buildings around the world registered to its approach.

Case Studies
Air Quality Assessment for Planning, Northampton
NoiseAir regularly carry out air quality assessments as part of a planning application. If a proposed development is located in a local air quality management area, air quality assessments are often requested by the local authority to ensure that residents in the newly proposed development will not be subject to adverse air pollution. This is often due to traffic, but can also be due to nearby commercial pollutants and odours. In this case, NoiseAir carried out an air quality assessment which demonstrated high levels of pollutants on the road adjacent to the new development. This had implications on ventilation requirements for the building and we were able to address this issue before any building / services installation work commenced.
